The Canadian housing sector, including apartments, has been facing challenges over the past several years. Has the sector turned the corner?

Home prices have decreased parsimoniously in Canada in ’25, while mortgage payment arrears are picking up and the condo sector continues to show signs of weakness. In parallel, Canadian apartment completions have consistently increased over the past 10 years, underpinning a cautious outlook for the sector for ’26, while improvements could become more visible in ’27. That said, affordability issues are still very present across the residential spectrum.
